Erik Osterhus announces new capital and commercial ventures

Houston, TX – April 11, 2022 - Erik Osterhus, formerly of Pinnacle Storage Properties, has launched two businesses, Joule Capital Ventures and Joule Commercial.

Joule Capital Ventures (JCV) is focused on acquisition and development projects, including adding value to under-developed self-storage and outdoor hospitality assets, along with constructing ground-up and expansion projects in both asset classes.

Osterhus also owns Joule Commercial, which offers turn-key construction services, including project management, facility renovation, and new construction services for all types of commercial projects.

Prior to the formation of JCV and Joule Commercial, Osterhus served as co-owner and chief development officer of Pinnacle Storage Properties, a vertically integrated and national real estate owner-operator focused on the acquisition, expansion, and management of self-storage facilities.

During his tenure, he focused primarily on the construction, renovation, and expansion of acquired facilities. In addition to serving as co-owner of Pinnacle Storage Managers, the in-house management company, and Storage Shield, a third-party property insurance company, Osterhus also oversaw Storage Maintenance Solutions, a third party dedicated to the maintenance and construction of owned and affiliated assets.

While at Pinnacle, he participated in more than $300 million in self-storage transactions, including the life cycle and sale of 15 facilities in 2021. This included the divestment of a 14-property portfolio to National Storage Affiliates, totaling approximately 6,600 units and 1.2 million square feet of rentable space.

Osterhus is a founding member and board member of Fervent Capital, a capital advisory company focused on owner-operators in alternative asset classes. He also serves on the board of Wolf Hill Investments, an owner-operator in the outdoor hospitality space.

Osterhus is skilled in working with investors, builders, lenders, real estate professionals, and design experts. He is a graduate of the University of Texas at Austin.
